Two design directions, physical model, plans and sections at 1:100, a first cost estimate within 15 percent.

Surveys, structural coordination and energy upgrades for older houses, warehouses and listed buildings.

Complete permit drawings, energy proofs and all coordination with the building authority until approval.

Kitchens, joinery, lighting and material palettes, drawn to the millimetre and built by trusted local makers.

First meeting at your site or our studio is free and takes about 90 minutes. Ad hoc advice is billed at CHF 165 per hour. All fees exclude VAT.

Listen
We visit the site, read the regulations and write a brief with you, including budget and timeline.
Week 1 to 2 - 02
Study
Massing models and a feasibility report show what is possible and what it will cost.
Week 3 to 5 - 03
Design
Plans, models and materials evolve in fortnightly reviews until every room feels right.
Month 2 to 4 - 04
Permit
We prepare and submit the application and handle every question from the authority.
Month 4 to 7 - 05
Build
Tender, contracts and weekly site meetings. You receive a short written report every Friday.
Month 7 to 18 - 06
Live
Handover, defects list and a free check-up visit after the first winter in your building.

05The studio
Fewer gestures, better buildings.
Linea was founded in 2008 by Anna Keller and Lukas Brenner with one rule: draw only what is needed, and draw it well.
Our studio sits in a former printing works on Klybeckstrasse, with a model workshop on the ground floor where every project is built in wood and card before it is built for real.
We work mostly within two hours of Basel, which means we can be on site the same morning a question comes up. Most of our clients come to us through people who already live or work in one of our buildings.

Call the studioWhat size of project do you take on?
From a single-family renovation of around CHF 400,000 build cost up to schools and housing schemes of CHF 40 million. For smaller jobs we offer the feasibility study and interior architecture packages.
How is the fee calculated?
For full service we agree a fixed percentage of the estimated build cost at the end of concept design, then convert it into a fixed sum. It does not rise if the build cost rises, unless you change the brief.
How long does a typical house take?
Roughly 6 to 8 months from first meeting to permit, then 10 to 14 months on site. Renovations are often faster. We give you a dated programme in the first month.
Do you work outside Basel?
Yes, anywhere in Switzerland and in southern Germany and Alsace. Most of our work is within two hours of the studio so we can be on site weekly.
Can you work with a contractor I already know?
Absolutely. We are happy to include your contractor in the tender or work with them directly under a negotiated contract, and we still check every invoice.
Do you design sustainable buildings?
Every project is designed to a low-energy standard by default, with timber, reused materials and heat pumps wherever they make sense. We share a carbon estimate at each design stage.
